Tower Estates (Scarborough) Ltd offers a Letting Only Service and a Full Management Service for our Landlord's.

Landlords. ( Letting only service )

  • We will visit your property and offer advice as to the likely rental achievable and suggest any improvements which may be necessary before letting.
  • Provide you with written explanations of the laws regarding Gas Safety, Furniture & Furnishings, Electrical Safety and Energy Performance Certificates.
  • Market & advertise as necessary and search our existing tenant applicants register for suitable tenants that may be waiting for your type of property.
  • Include details and a picture of your property on our internet website, including a link to it's location on Google Maps.
  • Interview & arrange for prospective tenants to view the property.  All viewings will be accompanied by us and we will arrange times convenient to you.
  • Carry out a professional reference on each applicant and provide recommendations as to their suitability.
  • Introduce you to a company who’s policies protect rental income and provide for legal costs should disputes arise, and you can discuss buildings and contents insurance policies for rented properties.
  • Collect first month’s rent and security deposit and give an explanation of the Tenancy Deposit Protection schemes.  We will make sure you fully understand the schemes and are compliant with the scheme rules.
  • Draw up our standard ‘Assured Shorthold Tenancy Agreement’.
  • Prepare a photographic Inventory of your property and schedule of condition at your request.  There is an additional charge for this service which we will be happy to discuss at our initial meeting.

Landlords. ( Full management service )

  • We will do everything as per the letting only service PLUS;
  • Advise and assist in the transfer of utility service accounts. 
  • Collect on-going rental payments, provide a written monthly statement of account and forward the rental balance to the Landlord.
  • Provide an annual summery of rent received and expenses paid out to make filing of your annual tax returns much more simple.
  • Pay certain regular outgoings from the rental funds, provided sufficient funds are available as above.
  • Visit the property at regular intervals to ensure compliance with the tenancy agreement.
  • Look after minor repairs & maintenance up to an agreed sum and settle out of rental funds as above.
  • Take appropriate initial action in the event of rent arrears or breach of agreement.
  • Renew, re-advertise and re-let as appropriate.

Our Fees:

Letting Only Service:
For our Letting Only service we charge 75% of one months rent plus VAT.  This is a one off charge which will be deducted from the first month's rental which we collect from the tenant.

Full Management Service:
For our Full Management service we charge 50% of the first months rent plus VAT as an initial letting fee, followed by 12% plus VAT of rent received from month two onwards as a management fee.

Other Fees:
1. If you instruct us to prepare a full photographic inventory and schedule of condition our fee will be £60.00 plus VAT.
2. If you require us to draw up a new Assured Shorthold Tenancy Agreement with the same tenants (perhaps to issue another fixed term, or to make minor changes to the original) we will charge a fee of £25.00 plus VAT.
3. Where we are instructed to protect the Security Deposit under 'The Dispute Service' scheme we will charge an administration fee of £25.00 plus VAT.
